BUILDING ENCLOSURE COMMISSIONING
REI Engineers provides Building Enclosure Commissioning (BECx) services for construction projects.
REI BUILDING ENCLOSURE COMMISSIONING
Our services extend from Design to Occupancy, involving the following:
During this phase, the team works closely with the building owner to develop Owner’s Project Requirements (OPR) and Basis of Design (BOD) documents that outline the project goals and design parameters. We then conduct a thorough design review, ensuring that the design aligns with the OPR and BOD requirements while also verifying constructability, material compatibility, and functional requirements.
Throughout the design phase, REI Engineers verifies compliance with the OPR and BOD documents, ensuring that the project meets the owner’s objectives and requirements. The team also focuses on verifying the functionality of the building enclosure, looking to make sure it meets the performance requirements specified in the project documents.
REI Engineers places a strong emphasis on constructability and material compatibility during the design phase, ensuring that the building enclosure is designed with practicality in mind. This approach allows for efficient construction, reduced risk of material incompatibility issues, and ultimately, a durable and long-lasting building enclosure.
The design phase of the BECx service is focused on delivering a high-performance building enclosure that meets the owner’s requirements and is optimized for function, constructability, and material compatibility. The team’s attention to detail and commitment to quality ensure that the design is thoroughly reviewed, verified, and optimized, setting the foundation for a successful building enclosure commissioning process.
During the construction phase of their Building Enclosure Commissioning (BECx) service, REI Engineers provides a range of services to aid the successful implementation of the building enclosure design. These services include submittal review, mock-up review, pre-construction meeting, commissioning meetings, monitoring, and testing.
Testing is conducted to verify that the building enclosure meets the performance requirements specified in the design and project documents. This may include testing for air leakage, water penetration, and thermal performance, among others.
The construction phase of REI Engineers’ BECx service is focused on looking into whether or not the building enclosure is constructed to the highest standards, meeting the design intent and performance requirements.
The occupancy phase of the Building Enclosure Commissioning (BECx) service provided by REI Engineers involves the final steps in the process of reviewing the building enclosure is functioning as intended. This phase includes the acceptance of corrective actions identified during the testing and monitoring phase of the construction process. The team also ensures that all record documents related to the BECx process are properly organized and maintained. Additionally, the team provides operations and maintenance (O&M) training to building owners and operators so that they understand how to properly operate and maintain the building enclosure to achieve optimal performance. Finally, the team prepares and provides all necessary close-out documents to the building owner, ensuring that the project is fully documented and all requirements have been met. Through these efforts, REI Engineers is able to review that the building enclosure is optimized for performance, durability, and energy efficiency, providing long-term benefits to building owners and occupants.
